What plans do I need to upload?
DA-stage architectural plans (floor plans and elevations) are required. NatHERS and BASIX certificates are not required but significantly improve accuracy when included. Structural drawings and geotechnical reports are strongly recommended. Electrical, hydraulic, mechanical, stormwater, landscape, joinery, finishes schedules, and cladding specifications further tighten pricing — exactly as they would with a human estimator.
How accurate are the estimates?
Every measurement is taken directly from your supplied plans — not templates or benchmarks. Rates are sourced from established Australian construction cost references, updated quarterly. We recommend verifying quantities with an appropriately qualified professional before entering into formal contracts.
How long does it take?
Most residential estimate packs are ready in under 3 hours after payment and document confirmation. You'll receive an email notification when the report and workbook are ready to review.
What do I receive?
You receive a 15-section estimate report (PDF) with commercial snapshot, project narrative, decisions register, value engineering analysis, construction risk register, DA and council cost estimate, and indicative finance planning summary. A costed BOQ workbook (XLSX) with 27 sheets, hundreds of line items, and indicative construction programme. What project types are supported?
Granny flats, single dwellings, duplexes, triplexes, and townhouse developments up to 15 units can start through checkout. Commercial, mixed-use, multi-residential, SDA, bespoke, and larger townhouse scopes are handled through a custom quote first. DA-ready documentation is required.
What file formats do you accept?
We accept PDF, JPG, PNG, TIFF, DOCX, and XLSX files. Non-PDF files are automatically converted before processing. Maximum file size is 500MB per file.
Can I get a refund?
If our system fails to produce a report, you receive an automatic full refund. If you believe the output has material errors, you can submit a dispute for review. No refunds for change of mind once processing begins. See our full Refund Policy for details.
Do I need a subscription?
No. EstiFlow is pay-per-job. No subscriptions, no lock-in contracts. Pay only when you need an estimate.
What determines the cost?
Pricing is based on project scope: granny flats are $299, single dwellings are $499, duplexes are $599, triplexes are $699, small townhouse developments are $899, medium townhouse developments are $1,099, and large townhouse developments are $1,599, all GST inclusive. Commercial, mixed-use, multi-residential, bespoke, and larger townhouse scopes are quoted after review.
Can I adjust the rates in the report?
Yes. You can edit any rate or quantity directly in your browser and see BOQ totals recalculate live. Adjust your builder margin percentage, toggle site supervision on or off, and save your rate preferences to a profile that automatically applies to every future job.
