Apartment estimates need more than a multiplied dwelling rate. EstiFlow separates repeated units from shared cores, basements, vertical transport, services, fire and access scope, then records the documents and assumptions that govern the BOQ and tender pack.
Unit count is part of the commercial guidance, not an automated enforcement gate. A 1–10 unit project generally fits Small, 11–30 Mid and over 30 Large unless a Major trigger applies.

Repeated units can be measured efficiently, but shared cores, stairs, lifts, basements, services distribution, fire separation, acoustic requirements, access and external works can dominate the commercial risk. These are kept separate from the unit repetition.
Mixed-use projects are guided by value and relevant area. Up to 2,500m² generally sits in Mid guidance; over 2,500m² generally sits in Large, subject to Major triggers and manual review.
